Rental Agreement

Please ensure you read and fully understand the house rules before checking in. If anything is unclear, please contact us to avoid any misunderstandings.

For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensure all other occupants abide by these terms. Casago Vacation Rentals Management LLC only rents to responsible adults over the age of 21.

Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Casago Vacation Rentals Management is not liable for any accidents, injuries, illnesses or loss of personal belongings or valuables that may occur while on the premises.

In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same resort, or at another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.

Vehicles are to be parked in designated parking areas only. Any illegally parked vehicles are subject to towing at the owner’s expense. RV campers, trailers and tents are not allowed on the premises.

Smoking is not permitted inside any of our properties. We will charge a US$500 ionization fee if smoking in the property is detected.

All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to ‘Auto’. All doors and windows must be closed when either heat or air conditioning is in operation. If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. Guests will be responsible for any repairs required as a result of extreme temperature settings.

All guests are required to maintain the upkeep of the property and all furnishings. Do not move any furniture. The property should be kept in the same condition as initially received. Guests are asked to inspect the property upon arrival and immediately report any noticeable damage/malfunctions to the property manager. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.

Guests must look after their property’s security by locking doors, windows, garage doors, etc.

Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items and if found, we will gladly return them for the cost of shipping.

Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the extent of the damage and/or loss.

All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, collection begins after 11am, 7 days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please breakdown all cardboard boxes.

Casago Vacation Rentals Management provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supplied items run out, it is the responsibility of guests to get additional supplies.

No refunds will be issued for Acts of God (e.g., storms, tornados, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a ‘Tropical Storm/Hurricane Warning area.’ In the event of such an occurrence:

  1. Guests will be provided with a partial refund for any unused days in a registered booking.
  2. Guests will be provided with a refund for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation.

Pets are only allowed on property when arrangements are made prior to arrival and authorization is received. If pets are permitted, a non-refundable pet fee of US$120 per pet is required for post stay sanitization and possible odor removal. A maximum of 2 dogs up to 35 lbs each are allowed. Guests assume full responsibility for any damage caused by their pet(s) to the home or its content. No Exceptions. Special accommodations can be arranged for Service Animals.

In accordance with Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). Casago Vacation Rentals Management reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation. In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void.

All recreational and common areas including gym, community pool, sport courts and playgrounds are for the use of registered guests only.

Use of illegal drugs or creating disturbances to neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.

Resort pools are normally open from dusk to dawn daily. Hours are subject to change so be sure to check at the clubhouse before making any plans for the day. Swimming at night or in inclement weather is prohibited.

Guests may use resort pool(s) at their discretion and are required to adhere to all posted safety rules (e.g., no running, adult supervision required for children, etc.) It is prohibited to eat, drink or chew gum while in the pool. Glassware in the pool area is prohibited. Whenever applicable, guests must keep pool gates locked and always secured.

Heating of private residence pool/spa is not included in rental rates. Please contact our staff and arrange for pool/spa heating prior to arrival. Guests agree not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not exceed 85 degrees.

A setup and cleaning fee of US$65 will apply per stay.

There is a US$100 setup & sanitization fee required per stay. A fee of US$35 is required for each additional change of water. Adult supervision is required for children under the age of 13. Use of hot tub is at guests own risk.

We DO NOT offer pay-per-view channels or programming. Guests ARE NOT authorized to charge any movies, pay-per-view channels, or programming to their property. In the event of such an occurrence, guests WILL BE charged for all applicable fees.

Guests shall not sublet their property.

Guests agree not to access any locked storage or areas not expressly meant for guests. Storage areas may contain cleaning supplies and/or items that could be hazardous to children.

If necessary, the owner, agent or their designated vendors may enter the property to inspect or make essential or requested repairs. The owner or manager will contact guests before entering the property except in the case of an emergency. Regular maintenance personnel, including pool, yard, and cleaning services, shall be allowed to enter at scheduled times.

Where applicable, a mandatory Damage Insurance waiver will be charged during booking. This insurance covers up to US$1500 in damages. Guests assume all responsibility for damage caused to the property, its furniture, and accessories in excess of US$1500, or for the full amount should Damage Insurance not be purchased.

Guests must respect the rights of surrounding neighbors by not creating noise or disturbances that interfere with the quiet enjoyment of their property. In compliance with the local Noise Ordinance, noise should be kept to a minimum regardless of the hour of the day. Code-enforced neighborhood quiet hours are from 10:00 P.M to 8:00 A.M.

No parties or loud activities are permitted. If guests disturb neighbors, authorities will be contacted, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. No exceptions. Should additional cleaning be necessary because of non-compliance, guests will be responsible for extra cleaning charges.
